Why us?
Born in Richmond, VA, Charlie has over 30 years in the real estate industry and has won numerous awards for his projects including two Golden Hammer Awards and a GRACRE Best Renovated/Historic Rehabilitation project.
Sandy has over 20 years in the finance industry and 10 years in retail. He has an MBA in Real Estate and a post-graduate degree in Urban Revitalization from Virginia Commonwealth University. He also has won a Golden Hammer for an adaptive re-use project.
Site Selection
Lion’s Paw Services takes all factors into account in helping you select the appropriate site for your project. We analyze the community from geographic, demographic and political perspectives. We meet with key individuals from the community and local government to assess the support for your plan. Economic incentives available will also be researched to help you financially plan for the project.
Property Valuation
We determine NOI’s, CAP rates and other factors of your subject property and can advise on the per square foot value of the purchase or sale. Economic and social trends, government controls or regulations, and environmental conditions will also be considered when estimating a properties value.
Project Management
Lion’s Paw Services realizes that a poorly managed project can cause major delays in planned retail launches, business relocation timing, and tenant improvement delays all adding to cost and confusion. We offer our services to be your single point of leadership and accountability for the project to be sure things get done right, on time and on budget.
Real Estate Development
We work closely with contractors to value engineer your project and mitigate any issues that arise. Whether you need assistance with due diligence, construction management or permitting and approvals, Lion’s Paw Services can help with your needs.
Tenant Procurement
Through our membership at the CCIM Institute, we have access to many proprietary sites in which we can market your property and it’s availability. We will also list the property on the Multiple Listing Service (MLS) through our relationship with Keller Williams.
Historic Tax Credit Consulting
Adaptive re-use takes vision and creativity. If your goal is to take an underutilized, old historic building and bring it back to life while capitalizing on the desire to have a unique historic commercial or mixed-use space, then we can help.
